Why foundation cracks are common in Durham

Durham's lakeshore towns sit on soils left by the last ice age: glacial till, often with a lot of clay, and sandier ground along the old Lake Iroquois shoreline. Clay-rich soil holds water, swells when wet, shrinks when dry and freezes hard in winter. That puts seasonal pressure on basement walls.
